Most of the conversation about Cupertino right now is a 2028 conversation. The Rise, the redevelopment on the old Vallco mall footprint, has been positioned for years as a "wait and see" story. Vertical construction only starts this year, and the first residents are not expected until roughly 2028. It is easy to file the whole thing away and check back later.
The problem with that framing is that it misses what is happening on the sidewalks this summer. If you live here and you actually pay attention to where the new signs are going up, the center of gravity for casual food and weekend nights is already tilting east, toward Wolfe Road and Vallco Parkway, before a single Rise unit has been delivered.
The interesting story in Cupertino this summer is not what The Rise will do to the neighborhood in three years. It is what the surrounding blocks are already becoming in anticipation of it.
For most of the last decade, if you were meeting friends for a drink or a low-stakes dinner, the default answer was Main Street Cupertino a block south, or somewhere off Stevens Creek. Vallco Parkway itself was a strip of parking lots and the shuttered mall.
That is changing quietly.
